Why is the City doing this Project?

The stormwater system including the existing pond in the Broadview neighborhood have been evaluated for needed improvements. The study completed by Osborn Consulting Inc. found the existing pond to be deficient in handling the stormwater needs of the Broadview neighborhoods. Repairs are needed to the pond and the stormwater conveyance system needs to be up sized with larger pipes in order to provide public safety, prevent flooding and erosion. In addition, it was determined the sewer lift station is at the end of its life and would benefit from replacement. The decision was made to move the lift station farther north, which also frees up room for a stormwater retention vault in the cul de sac where the lift station is now.

What will the Project include?

This project includes regrading the existing Broadview Pond and installing stormwater ADS chambers for retention and flow control. New larger stormwater pipes will be installed from the Kenzie's Landing trail head north on Maiden Lane to the cul-de-sac in Broadhurst Place. The ADS chambers will be installed in the cul-de-sac and a new, larger diameter pipe will be installed to replace the existing pipe that is in place from the cul-de-sac down the hillside to the current check dam (pond).  The sub-surface detention facility will outfall into the non-fish bearing ephemeral canyon stream via a new conveyance pipe and an energy dissipater for erosion control.  Also includes relocating and redesigning the existing sanitary sewer Broadview lift Station to the North onto an undeveloped parcel (referred to as the Schnibbe Property).  This will increase capacity and availability for future development, improve accessibility, and address problems with pump clogging. The roadway will be repaved where the pipe trenches are dug and the cul-de-sac of Broadhurst Place. Sidewalks will be repaired/replaced in the areas they are disturbed. 

 

What to expect

City staff will inform the residents of the construction schedule and anticipated activities within the project area upon receipt of the project schedule from the contractor selected for the project. The anticipated start date for construction is April 1, 2024. Working hours will be between 7:00am - 6:00pm with partial road closures and potential utility outages.  Any disturbances to driveway access and water and power outages will be communicated to homeowners within 24 hours as much as possible.

The project duration is 125 working days. If the project starts on April 1, 2024, the anticipated project completion date is September 24, 2024. However, on a project of this level of difficulty, it is prudent to anticipate some mitigating circumstances that may require extension of the project duration. City staff will inform the residents impacted by the construction project if and when time extension is granted for the project.
